-The person booking on Airbnb is responsible for all guests reading + complying with the rules -Quiet hours are 10p to 8a. -No parties - events allowed if approved before booking -No one in the house who is not listed on the reservation -ALL people must be included in the guest count (teens, children & infants included) to ensure we comply with our city's short-term rental guidelines. -No smoking or drugs in the house. Smell remediation of any kind will result in a charge starting at $250. -Additional cleanings resulting from a party start at an additional $250. Please be respectful of our property and clean up after yourselves. -No pets of any kind in the building (HOA rule), this includes emotional support animals. ADA service animals must be declared at booking so we can notify the HOA. -Unapproved late checkouts will incur a $85/per hour charge. -Travel insurance is recommended. Refunds will not be given due to inclement weather. -1 parking spot is available in the garage with a max clearance of 7'6" during peak season; during off-peak, you can use more than one space. 🚗 Parking Update – Please Read Starting June 1, 2025, our building (Expedition Station) will require all vehicles to register via a QR code system upon garage entry. There is no charge during this period (June–October). Beginning November 1, 2025, the HOA will begin charging for parking: $4/day (Off-Peak: April 1–Nov 30) $8/day (Peak: Dec 1–Mar 31) We’ll provide full instructions before your arrival. Let us know if you have questions! Additionally, during peak season, there is the ability to pay to park in the Montezuma Lot, the outside lot adjacent to Expedition Station, for $25 per vehicle per night if additional overnight parking is needed

We had a lovely trip to Keystone staying at Tim’s condo, which was conveniently located in River Run Village, across from the skating rink. Communication was great and we appreciated the late checkout. The only downside was that there was no A/C in the unit and only 1 pair of window screens provided for 3 sets of bedroom windows. The bunk room that our children stayed in was a little dangerous given the lack of screens so we had to take one from the master bedroom and move it to that room. Other than that, it was great.

I can’t say enough about Tim’s place. We walked in and everything looked just like the photos; clean, spacious and up to date! We had clear directions and check-in was a breeze. The amenities were perfect for our family. We used the pool, hot tub, gym, and steam room daily. It is located right by the little “village” with restaurants and shops within walking distance and was a short ride to other activities. Highly recommend this place! Thanks!!

We had a great stay here! The house was immaculately maintained and clean on top of being in a great location. It had every amenity needed and very comfortable beds. I would absolutely stay here again in the future!
